This study examines the application of principles in assessing customer eligibility for subsidized mortgage financing (KPR) at Bank BTN Syariah, Bekasi Branch. Ensuring that financing distribution aligns with factual data is crucial for guaranteeing the viability of the provided financing. A descriptive qualitative approach is utilized, with data collected through observation, interviews, and documentation involving three informants: one Staff Analyst and two Financing Service Staff members. The findings reveal that the eligibility assessment process begins with a thorough review of submitted documents. Bank BTN Syariah implements the 5C principles—Character, Capacity, Capital, Collateral, and Condition of Economy—to evaluate whether a customer qualifies for mortgage financing. These principles serve as the cornerstone of the assessment process. Additionally, the bank emphasizes prudence in decision-making to ensure the accurate and targeted distribution of subsidized mortgage financing. This research underscores the significance of adhering to the 5C framework and exercising caution in financing allocation to maintain the integrity and effectiveness of the mortgage program at Bank BTN Syariah, Bekasi Branch.
